Nosara Costa Rico Real Estate

Nosara is known throughout Costa Rica and the rest of the world for its beautiful beaches amongst vast foliage and greenery. The complex network of roads crisscrossing through this town mostly lies under the awnings of huge, magnificent trees. The luxuriant greenery has often been compared to a jungle, and it has been said that a traveler may have been traveling through Nosara often without realizing it. Hotels, private residences and villages are widely interspersed throughout these trees. Nonetheless, concealed within this verdant intricacy is one of the swankiest and most chic expat neighborhoods in the whole of Costa Rica, and it is not surprising that Nosara is home to the finest hotels, merchandises and services.

Accordingly, the residents of Nosara are dedicated to protecting and safeguarding their natural resources. Nosara has a protected forest which comprises practically half of the land in this region, and logging is not allowed here. Also, a moratorium on hunting was instituted about 20 years ago.

All the same, Nosara is also recognized as a beach community. It boasts of exquisite beaches, which of course you may get to under the shade of Nosara’s glorious greenery. Needless to say, construction is prohibited within 200 meters from the high tide line, as these beaches are part of the Ostional Wildlife Reserve which is situated north of Nosara.

Perhaps the best known beach in Nosara is Playa Guinones, which is famous for its strong surf and is actually considered as one of the best surfing areas in Costa Rica. Furthermore, it has a 6-kilometer stretch of gorgeous white sand.

In contrast to the immaculate white sand of Playa Guinones, Playa Rosada which is located further down south brims with stunning pink sand. If you’re after privacy, then this is the beach for you since it is deserted most of the time.

Yet another beach is Playa Pelada, which is a good beach to swim in because of the calm waters guarded by a coral reef situated just offshore. Shell collectors would also love it here, what with the many shells sprinkled all over the shore. At the northern part of Playa Pelada are tidal pools and natural caves, while at the southern tip a blow hole in the rocks is to be found.

The black-sanded Playa Nosara is the most isolated among the beaches of Nosara. Although it is not far from Playa Pelada, it is not that easily accessible. However, you can actually walk from Playa Pelada to the Rio Nosara during low-tide and then wade through this river to Playa Nosara. Despite being relatively far off, Playa Nosara is still frequented, especially by the surfer crowd, as it boasts of having the some of the tallest waves in Costa Rica.

The actual village of Nosara is located about 6 kilometers inland, and it is bounded by the Rio Nosara. Here can be found grocery stores, bakeries, building supplies, a post office, miscellaneous shops and some restaurants, and in the center of this town is a landing strip for daily flights connecting Nosara to San Jose. On the contrary, most of the hotels are situated along the beach, and the majority of those residing along the beach happen to be American expats. Incidentally, the expat community in Nosara is one of the oldest in Costa Rica.

There is in Nosara the Nosara Civic Association (NCA), which is an organization of property owners in Nosara.

Currently, real estate in Nosara is considered to present some of the hottest deals to be made in Costa Rica. In keeping with its thrust for nature preservation, a lot of the real estate in Nosara includes parks and greenery spread in the midst of home subdivisions, farms and prime lots. At present, more than 200 private residences have been built, and the demand for hotels and other such tourist infrastructure is ever increasing.
